Devonshire, Gateway Parks, Travis Ranch, Windmill Farms and Clements Ranch are volume-builder neighbourhoods on Kaufman County clay — built quickly, priced keenly and almost entirely post-2005. Nearly all of it sits on a post-tensioned slab: concrete with steel tendons run through it and tensioned after the pour so the slab holds itself together as the clay underneath swells and shrinks through the seasons.
On this ground that is the right way to build, and it changes what a flooring contractor is permitted to do. Nothing gets cut, cored or drilled into a post-tension slab without locating the tendons first. A severed tendon is a structural repair costing thousands, and it can release with enough force to injure somebody. In practice that rules out mechanically fastening anything to the slab — transition strips, stair anchors, carpet tack strip in the usual way — so the work is done with bonded and floating details instead. Anyone who reaches for a hammer drill on a Forney slab without asking about tendons is telling you something useful about how they work.
Surface preparation is unaffected, because none of it goes deep enough to matter: grinding high spots and self-levelling low ones proceeds exactly as it would anywhere else. That is worth knowing, because slab flatness is where volume building most often falls short. It is invisible on handover day and it is what turns into hollow spots, moving planks and cracked grout a couple of years later.

How do we know whether we have a post-tension slab?
Nearly every house built around here since the mid-2000s does, and there is usually a stamped or stencilled warning in the garage or the utility room saying so. The plans will confirm it and the builder can tell you.
It is not a problem. On clay of this kind it is the right way to build. It simply means the floor gets installed without drilling into the slab, which is normal practice for us and something to agree before anyone starts work.
Can carpet be stretched properly if nothing may be nailed to the slab?
Yes. On a post-tension slab the tack strip is bonded down with a construction adhesive rated for the job rather than nailed, and the carpet is then power stretched onto it exactly as it would be anywhere else.
What matters is that it is still power stretched. Bonded tack strip is a fastening method, not a licence to knee-kick a carpet into place — a carpet that has not been properly stretched will ripple within a couple of years whatever is holding it at the edges.
Is the builder flooring in our new house worth replacing?
Not on a schedule — when it stops doing its job. Builder carpet in the traffic lanes usually goes first, often within five to seven years, while entry tile and plank in the main rooms frequently have a good deal of life left in them.
The one timing argument we would make is that doing it before you move in, or while a room is empty, removes the furniture handling and most of the disruption. If a change is coming anyway, that is when it is cheapest.
