Two very different McKinney houses
McKinney is really two housing markets, and they need opposite things from a flooring contractor. Around the historic downtown square — Chestnut Square, the Third Street blocks, the older streets off Louisiana — the homes are early-1900s frame construction on pier-and-beam. Many still have their original narrow-strip red or white oak under two or three later floor coverings. Pulling that up and refinishing it is almost always better value than replacing it, and it is the single most satisfying job we do.
East and west of US-75 the picture flips. Stonebridge Ranch, Craig Ranch, Adriatica, Eldorado and Trinity Falls are post-1990 slab-on-grade construction with open plans and long uninterrupted sightlines. On a slab, solid hardwood is usually the wrong specification; engineered wood glued down, rigid-core LVP, or large-format porcelain will hold flat through our seasonal humidity swings where solid wood will cup or gap.
The practical point: ask any contractor what they would put down in your specific house before you ask what it costs. If the answer is the same product regardless of which side of 75 you live on, keep calling.

Is solid hardwood a mistake on a Stonebridge Ranch slab?
Not a mistake exactly, but engineered is the better engineering answer. A slab exchanges moisture with the ground year-round, and solid wood responds by cupping in summer and gapping in winter.
Engineered hardwood has a real wood wear layer over a cross-laminated core, so it looks identical underfoot and stays dimensionally stable. It can also be glued directly down, which is quieter and more solid than floating.
