The coating fails at the concrete, not at the product
Almost every peeling garage floor in North Texas failed for the same reason: the coating was rolled onto concrete that was only acid-etched or pressure-washed. Nothing bonds reliably to a sealed, power-trowelled slab surface. It looks perfect for a season, then a hot tire lifts a sheet of it off in one piece.
We diamond-grind every slab to an open profile before any product goes down, repair cracks and spalls with polyurea, and build the system in coats. It is more work up front and it is the entire difference between a floor that lasts a decade and a floor that peels.

Garage Floor Epoxy questions, answered
What is the difference between epoxy and polyaspartic?
Epoxy is a thicker-bodied resin that makes an excellent base coat and build layer, but it ambers — turns yellow — under UV, and it takes far longer to cure.
Polyaspartic is a polyurea derivative that cures in a couple of hours, stays clear under sunlight, and is more flexible, so it handles the seasonal movement of a Texas slab better. Our standard system uses both: the resin base for build and bond, and a polyaspartic clear on top for UV stability and abrasion resistance.
Why does grinding matter more than the coating I choose?
Because adhesion is everything. A power-trowelled garage slab has a dense, closed surface that behaves like glass to a coating. Acid etching barely opens it and leaves residue behind.
Diamond grinding physically removes the top layer and opens the pores so the resin keys mechanically into the concrete. If a quote does not include mechanical grinding, that is the corner being cut, and it is the one that determines whether the floor lasts.
Is it really done in one day?
For a standard two or three-car garage, yes. Grinding and repair happen in the morning, base coat and flake broadcast by early afternoon, and the polyaspartic topcoat late in the day.
You can walk on it that evening. Wait 24 hours before driving on it and about 48 hours before parking on it hot or dragging heavy tool chests across it. Very large or badly damaged slabs occasionally need a second day for repairs.
What is hot-tire pickup, and will this stop it?
Hot-tire pickup is when tires heat up on the road, then cool and contract on a garage floor, gripping a poorly bonded coating hard enough to lift it off the slab. It is what destroys big-box DIY epoxy kits, usually in the first summer.
A properly ground, correctly built polyaspartic system is bonded far more strongly than the tire can pull, and it stays resistant through the 100°F-plus stretches we get here.
Can you coat a garage floor that is already cracked or has old peeling epoxy?
Yes to both. Cracks and spalls get routed out and filled with rapid-cure polyurea, which stays slightly flexible and moves with the slab instead of re-cracking through the patch.
Failed coatings have to come off completely — grinding or shot-blasting down to sound concrete. It adds to the estimate, but coating over a delaminating floor just buys the old failure a new surface.
