What we see in Frisco
Open plans need flatter slabs than you think
Almost everything in Frisco is post-2000 slab-on-grade with tall ceilings and open plans — Phillips Creek Ranch, Newman Village, Starwood, The Trails, Richwoods, Frisco Lakes. Two things follow from that. First, solid hardwood is the wrong product; engineered wide-plank glued to the slab is what stays flat. Second, the flatness of the slab matters far more than in a smaller, chopped-up house.
That second point is where most Frisco quotes go wrong. A large-format tile or a 7-inch-plus wide plank has almost no ability to follow a wavy slab — the manufacturer will specify something like 1/8 inch in 10 feet, and a production-built slab frequently does not arrive that flat. Meeting the spec means grinding the high spots and self-levelling the low ones before anything is laid. It is a real line item, it is not optional, and a quote that omits it is not cheaper, it is just incomplete.
The upside of an open Frisco plan is that one material can run right through the ground floor with no transitions at all, which is exactly what these houses are designed to look like.

Why is slab preparation such a big line on my Frisco quote?
Because your rooms are large and your material is large. A wide plank or a big porcelain panel is effectively rigid — it cannot bend to follow a slab that dips, so any unevenness shows up as lippage between planks, hollow spots, or in the worst case cracked tile.
Manufacturers publish a flatness tolerance and void the warranty if it is not met. Grinding and self-levelling is how the slab gets to that number. A quote without it is either assuming your slab is already perfect or planning to find out the hard way.
Can I run one floor through the whole ground floor?
In a Frisco open plan that is usually the best-looking answer, and it is what we specify most often. One material, no thresholds, no transition strips breaking up the sightline.
The usual exception is wet areas. Rigid-core LVP can run into a laundry or a bathroom quite happily; engineered hardwood generally should not, so those rooms get a tile that coordinates.
Is wide-plank hardwood a problem with kids and dogs?
Wider planks are not inherently more fragile, but the finish matters more than the width. A wire-brushed or matte-finished engineered oak hides scratches and paw marks far better than a smooth high-gloss floor.
If the house is genuinely hard on floors, rigid-core LVP in a wide plank format gives a similar look with a wear layer that shrugs off things wood will not. We will show you both honestly rather than steering you to the more expensive one.
