Hardwood Installation & Refinishing

If the wood is solid or has enough wear layer left on an engineered product, refinishing is almost always the better value — you keep the original material and change the colour and sheen completely.

We check three things: remaining thickness above the tongue, how many times the floor has been sanded before, and whether there is cupping from a past moisture event. If any of those rule it out, we will tell you at the estimate rather than after we have started.

A main level of roughly 1,200–1,800 sq ft takes 2–4 working days: sanding, stain, then two or three coats with cure time between each. Waterborne finishes let you walk on the floor in socks after about 24 hours; furniture and rugs go back after 5–7 days.

We sand with vacuum-shrouded machines vented into HEPA containment, so the fine dust that normally coats an entire house is captured at the drum. It is not literally zero dust, but it is a different experience from conventional sanding.

On a concrete slab, which is most of North Texas, engineered hardwood is usually the right call. Its cross-layered core is far more dimensionally stable against the seasonal humidity swings we get here, and it can be glued directly to the slab.

Solid hardwood still makes sense over a wood subfloor, on pier-and-beam homes, and on second floors. A quality engineered plank with a 3–6mm wear layer can be refinished two or three times, so you are not giving up longevity.

Often, yes — and this is exactly where whole-home projects get tricky. We can match species, width and stain closely, but an existing floor has years of UV exposure that a new board has not, so a perfect blend is rarely achievable at the seam.

The approach that actually works is to run new material into a room and then sand and refinish the old and new together as one floor. It costs more than a butt joint and a transition strip, and it is the only way to get a genuinely invisible result.

Budget more time than a straight-lay floor: pattern installations typically run 1.5–2× the labour of standard plank.
