North Arlington and the neighbourhoods around Interlochen are largely 1960s to 80s — slab-on-grade, often with the original ceramic and a floor plan that has been partly opened up over the years. These houses usually want one durable material run continuously to disguise the fact that the plan has been modified in stages.

Viridian and the newer master-planned developments are current-build slab with open plans, and take the same approach as any new Metroplex construction: engineered wide-plank or rigid-core LVP, large-format porcelain in the wet rooms, slab flattened to spec first.

Then there is the rental and investment stock, much of it near UTA and the entertainment district. That work is a different discipline entirely — it is about a floor that survives tenants, installs fast between leases, and can be repaired plank-by-plank rather than replaced wholesale. Rigid-core LVP is almost always the right answer, and the wear layer thickness is the number that matters, not the picture on the sample.

Rigid-core luxury vinyl plank, essentially every time. It is waterproof, it does not dent like laminate, and individual planks can be lifted and swapped if a tenant damages one area.

The number to look at is the wear layer, measured in mils. A 6-mil wear layer is a residential product; for rentals we specify 12-mil or better. Two products can look identical on the sample board and have completely different lifespans.

How fast can you turn a unit around between tenants?

For a standard apartment or small house in in-stock LVP, typically two to three days on site once we start, including tear-out and disposal.

The constraint is almost always material availability rather than crew availability. If you manage several units, we will keep your specified product and dye lot on order so turnovers are not waiting on a supplier.
