Choosing a floor before the house exists
Celina has spent several recent years as one of the fastest-growing towns in the country, and Light Farms, Mustang Lakes, Creeks of Legacy, Sutton Fields and Cambridge Crossing are still filling in. Nearly everything here is new, so our Celina conversations tend to happen at one of two moments: at the builder design centre before the slab is poured, or six months after move-in when the allowance package has proved disappointing.
The design-centre problem is scale. A four-inch sample tells you the colour and nothing else — not how much the grain repeats across three thousand square feet of open plan, not how visible the seams are in raking light from a west window, not how a wider plank changes the proportions of a room. Wherever we can, we get a full box on site and lay several square metres out in the actual light of the actual room before anything is ordered.
The allowance problem is specification. Builder packages are priced to a number, and the way that number gets met is a thinner wear layer, a lower-density pad and the narrowest plank in the range. It looks identical on handover day and completely different in year three. Sometimes upgrading through the builder is the cleanest route and sometimes taking the base allowance and replacing it after closing works out better — we will tell you which, including when the answer is to leave it alone.

Should we upgrade flooring through the builder or replace it later?
Upgrading through the builder is cleaner when the upgrade is modest. The floor goes in once, there is no tear-out of a floor you have just paid for, and no second round of dust in a house you are living in.
Replacing later wins when the gap between the allowance and what you actually want is wide. You are not paying a builder margin on material, the whole market is open to you, and an empty house between closing and move-in is the easiest jobsite there is.
What is actually wrong with builder-grade flooring?
Nothing, if it is specified honestly and installed properly — a great deal of it is fine. The problem is that a builder package is priced to a number, and the parts that get thinned to reach it are the parts you cannot see: the wear layer, the density of the carpet pad, the amount of slab preparation underneath.
Those are exactly the things that decide whether the floor still looks right in five years, and none of them are visible in a design centre. Two samples that feel identical on a counter can have very different lifespans.
Can we see the material as something bigger than a sample?
Yes, and you should insist on it wherever you buy. We bring a full box out and lay several square metres down in the room it is destined for, in daylight, before anything is ordered.
Wood and tile both change character at scale and under different light. Grain repeat, the amount of colour variation between boards, and how much a surface shows dust and footprints are all invisible on a small sample.
