That is the reason to live there and it is hard on a floor. That argues for a genuinely waterproof surface at the entries and a hard-wearing one everywhere else: rigid-core plank, large-format porcelain, or polished concrete, which suits a lake house better than it suits most places and is very difficult to damage. Grit is abrasive, so a proper entry mat system does more for a lakefront floor than any finish upgrade.

Will the sun really change the colour of our floor?

Yes, and in a lakefront room with west glass it happens faster than most people expect. All wood moves under ultraviolet light; what differs is how much. White oak is comparatively stable, red oak ambers, and American cherry and several Brazilian species change substantially inside a year.

It is not damage and it is not a defect, but it is permanent and it is uneven — which is why a rug that has sat in one position shows a clear outline when it is finally moved.

What can we do about it?

Choose for it first. A stable species and a finish with ultraviolet inhibitors gets you most of the way there. After that, low-emissivity glazing or a window film cuts the cause rather than the symptom, and it protects the furniture and the art as well.

Then manage the rugs. Shifting or rotating a large rug a couple of times a year lets the wood underneath keep pace with the rest of the room, which is far easier than trying to even out a hard line afterwards.

Is polished concrete a sensible floor for a lake house?

It is one of the few settings where we recommend it without hesitation. The slab is already there, water does not trouble it, the sand and grit that would abrade a finish do very little to a densified and sealed surface, and it takes everything that comes off a dock all summer.

The trade-offs are honest ones. It is hard underfoot, it is cool, and what you get depends on the slab you already have — the aggregate exposure and any existing cracks become part of the finished look. We grind a test patch so you can see your own slab before deciding.
