Flooring in Keller, TX
Keller houses are large, well built and detailed — two-storey entries, open stair runs, generous rooms. The floor has to hold up at that scale, and the staircase is usually the part that decides whether the job looks finished.
About an hour from McKinney.
What we see in Keller
Where a Keller job is won or lost
Hidden Lakes, Marshall Ridge, the Estates of Oakmont and the surrounding developments are largely 1990s through 2010s: slab-on-grade, two-storey, with the formal entry and open stair that were standard in upmarket building through that period. The construction quality is good, so these jobs are about detail rather than remediation.
The staircase is the detail that matters most. Most of these houses were built with carpeted stairs, which means the treads underneath are construction-grade lumber rather than finished hardwood — you cannot simply pull the carpet and sand what is there. Doing stairs properly means new treads, new risers and a nosing profile that matches the floor, and it is skilled joinery rather than flooring work. It is also the single most visible thing in the house, which is why it is worth doing at the same time as the floor rather than later against an aged stain.
The other Keller theme is scale. Large rooms want wider planks and larger tile formats to stay in proportion, and both of those demand a flatter slab than a narrow strip floor would. Grinding and self-levelling is a real line on these quotes.
How we work here
What Keller projects usually need
Hardwood staircases
New treads, risers and matching nosings on stairs built for carpet — joinery, done to match the floor exactly.
Wide-plank engineered
7-inch and wider oak scaled to large rooms, glued down over a slab flattened to the manufacturer tolerance.
Large-format porcelain
Big-panel tile with proper layout planning and lippage control in entries and wet areas.
Whole-home coordination
Hardwood, tile and carpet from one contractor so transitions align and one company stands behind the whole floor.

Questions
Keller flooring questions
Can you just pull the carpet off our stairs and refinish underneath?
Almost never, and it is worth understanding why before you budget. Stairs built to be carpeted use construction-grade lumber for the treads, because it was never going to be seen. There is no finish-quality wood under there to sand.
Hardwood stairs mean new treads and risers installed over the existing stringers, with a nosing profile matched to your floor. It is proper joinery and it costs accordingly, but it is also the most visible surface in a two-storey entry.
Should the stairs be done at the same time as the floors?
Strongly recommended. Stain matching to a floor that has already aged and ambered is difficult and rarely exact, and doing them separately means a second round of disruption through the centre of the house.
If budget forces a split, do the floors first and get extra material from the same dye lot set aside for the stairs later.
Why do larger rooms need more slab preparation?
Because a wider plank and a larger tile are effectively rigid — they cannot flex to follow an uneven slab the way a narrow strip floor can. Every dip shows up as lippage between boards or a hollow spot underfoot.
Manufacturers publish a flatness tolerance and will decline a warranty claim if it was not met. Grinding the high spots and self-levelling the low ones is how the slab gets there, and it appears as its own line on our quotes.
