A new slab is a wet slab
Prosper is one of the newest housing markets in North Texas. Windsong Ranch, Star Trail, Whitley Place, Lakes of Prosper and the developments strung along Prosper Trail are overwhelmingly post-2010 — slab-on-grade, two-storey, with the ceiling heights and long open sightlines that go with that period of building. The construction is generally sound. What catches people out is the concrete.
Concrete keeps releasing moisture for months after it is poured. The old rule of thumb is thirty days per inch of slab thickness under good drying conditions, and a summer pour in a house that gets closed in and air-conditioned quickly is not good drying conditions. Wood glued over a slab still sitting at high internal humidity will cup, and the adhesive bond can release outright. Manufacturers require an in-situ relative humidity probe test before installation, and they will decline a warranty claim without the readings.
So on a new Prosper house we test before quoting adhesive rather than after. If the slab is not ready there are three honest answers — wait, install a moisture-mitigation membrane, or specify a floating rigid-core floor that does not care what the slab is doing. All three cost something. Ignoring the question costs the entire floor.

Prosper flooring questions
Our house is brand new. Why would the floor be a problem?
Because the slab underneath it has not finished drying. Concrete releases moisture for months, and in a house that was closed in and air-conditioned before the slab had a chance to dry, that water has nowhere to go except up into whatever is bonded on top of it.
It shows as cupped boards, a hollow sound where the adhesive has let go, or dark staining along the seams. It is entirely preventable with a test that takes a day and costs very little against the price of the floor.
Should we replace the builder flooring straight away or live with it?
It depends which part. Builder carpet is usually the first thing to go and the cheapest to change, and doing it before the furniture arrives is far easier than after. Entry and wet-area tile is often perfectly serviceable even when it is not to your taste.
If you intend to change the hard surface eventually, doing it while the house is empty saves the furniture handling and roughly a week of disruption. That is frequently the whole difference in cost between doing it now and doing it in three years.
Can you work with our builder before we close?
Yes, and on a Prosper build it is usually the better route. Flooring goes in after paint and trim but before final trim-out and appliances, so the window is set by the builder schedule rather than by us.
What we need from the builder is the slab pour date and access for a moisture test. What you get is the floor you actually chose instead of the allowance package.
