Pattern floors and what they actually demand
Carillon, Clariden Ranch, Timarron, Shady Oaks and the estates around Southlake Town Square are large, high-specification houses, usually designer-led, and the brief here is rarely simply a floor. It is a pattern in the entry, a different format in the kitchen, stone in the wet rooms and a hardwood stair tying the whole thing together. Getting those to meet cleanly at every transition is most of the work.
Herringbone and chevron are the requests we get most, and they are worth understanding before you set a budget. Material cost rises because the waste factor goes from around eight per cent on a straight lay to fifteen or twenty — every piece meeting a wall is a cut, and chevron needs boards mitred at the mill rather than square-ended. Labour roughly doubles against a straight floor of the same area. And the layout has to be established from a centre line struck across the whole run rather than from a wall, because a pattern that drifts even slightly is obvious from the far end of a room.
The other Southlake constant is that the slab has to be considerably flatter than the builder left it. Pattern floors and large-format stone are both unforgiving of a dip, and stone adds weight and a proper setting bed to the equation. Grinding, self-levelling, and an uncoupling membrane under stone and tile are not extras on this kind of work — they are what stops a beautiful floor from cracking in a straight line in its second year.

Why does herringbone cost so much more than a straight floor?
Two reasons, and both are real. Waste rises from roughly eight per cent on a straight lay to fifteen or twenty, because every board meeting a wall or a doorway becomes a cut. Chevron is higher still, since the boards are mitred at the mill and cannot be reused as easily.
Labour roughly doubles. A straight floor is racked and laid; a pattern is set out from a centre line, dry-laid to check the field, then cut piece by piece against a border. It is a slower trade and it is priced as one.
Can we mix hardwood and stone in the same open plan?
Yes, and it looks best when the change happens at an architectural line — a cased opening, a change of ceiling height — rather than partway across a run where it reads as an accident.
The detail that decides whether it works is height. Stone over a setting bed and an uncoupling membrane finishes higher than a glued engineered plank, so the substrate has to be built at two different levels to bring the surfaces flush. Planned in advance it is invisible. Discovered on site it becomes a metal threshold.
Will you work to a designer specification?
Routinely, and we would much rather be brought in early than handed a finished schedule. Most of what we flag is practical: a stone that will not hold up in a family kitchen, a plank width the slab cannot carry without a great deal of levelling, a transition that cannot meet flush as drawn.
The design decisions stay with the designer. We take responsibility for whether it can be built the way it is drawn, and we say so before anything is ordered rather than after it arrives.
