When the problem is the slab, not the floor
Grapevine sits on the heavy clay that runs through north Tarrant County, and clay of that kind swells when it is wet and shrinks when it is not. Across a dry summer and a wet spring a slab can lift and settle by enough to matter, and the finish floor is the part of the house with the least tolerance for it. A crack running in a straight line through several tiles, grout crumbling out of the same joint every year, or a hollow sound under one section of a tiled floor are symptoms of the slab rather than of the tile.
That changes the order of operations. Relaying tile over a slab that is still moving buys two or three years at best. The sequence that works is to establish whether the foundation is stable first — a plumbing leak test, a look at drainage and watering around the perimeter, and foundation work if it is genuinely needed — and only then flatten and floor. We would rather tell you to spend money with a plumber and a foundation company before you spend it with us than do the same job twice.
Where a house has already had piers put in there is usually a second problem: the slab has been lifted back towards level but it is no longer flat, and doors and trim have moved with it. That is entirely workable. Grinding the high spots and self-levelling the low ones gets a floor down that will last, and for tile an uncoupling membrane gives the assembly somewhere to move without cracking. Grapevine also holds a good deal of pre-war housing around Main Street on pier and beam, where the same conversation is about joists and shims instead of concrete.

Grapevine flooring questions
Our tile keeps cracking in the same line. Is that bad tile?
Almost never. Tile that fails in a straight line through several pieces, in the same place each time, is following a crack or a movement joint in the slab underneath. The tile is only the messenger.
Replacing those pieces without addressing what is under them gets you the same crack back, usually within a couple of seasons. The fix is either stabilising the slab or rebuilding the floor with a movement layer that can absorb it, and often both.
Should we fix the foundation before we replace the floor?
Yes, in that order, and it is worth waiting for. Foundation work lifts and shifts a slab, and anything laid before it will be disturbed by it. We have been called out to replace floors that were six months old for exactly this reason.
Have the plumbing tested for leaks first as well. A slow supply or drain leak under a slab is a common cause of localised movement, and neither flooring nor piering will settle a house that is still being watered from underneath.
Can any floor cope with a slab that moves a little?
Some cope far better than others. A floating rigid-core plank is the most tolerant, because it is not bonded to the slab and can ride out small movements. Sheet vinyl behaves similarly.
Tile is the least tolerant and stone less so again. If tile is what you want in a house with a movement history, it should go over an uncoupling membrane with movement joints where the standard calls for them — at the perimeter, at changes of plane, and through large open fields.
